Creek-side, mixed building stock
Movers in Bur Dubai
Bur Dubai has the widest range of building stock of any district we work in. On one street a 1980s walk-up with a narrow stairwell; on the next a modern mid-rise with a proper service lift and a permit process. Two flats of identical size a few hundred metres apart can be completely different jobs, which is why nothing here gets quoted without a survey.

Move permits in Bur Dubai
It depends entirely on the building. Newer mid-rise towers in Al Mankhool and Oud Metha run the standard process — move permit, service lift slot, tenancy contract or title deed, Emirates ID, and our trade licence and insurance certificate. Older buildings in Karama and around the creek often require nothing beyond notifying the watchman. Tell us the building name when you enquire and we will confirm which of the two you are dealing with.
Two districts sharing a name
Bur Dubai contains both ends of Dubai’s building history. Around Al Fahidi and parts of Karama you find genuinely old low-rise blocks with narrow stairwells and no service lift. In Al Mankhool and Oud Metha there are modern mid-rise towers with loading bays, permits and four-hour slots.
The practical consequence is that no general statement about moving in Bur Dubai is useful. The building name is the question that matters, and it is the first thing we ask.
Where the surprise charges come from
Bur Dubai generates more complaints about unexpected moving costs than most districts, and the mechanism is always the same. A quote is given over the phone based on the number of bedrooms. The crew arrives to find a third-floor walk-up with a tight stairwell. The price goes up, and the customer — reasonably — feels misled.
The fix is not complicated: look at the building before quoting. Where a stair carry is needed we say so, price it, and put it on the written quote. You may decide we are more expensive than someone else’s phone estimate. You will not find out on moving day that they were too.

Common moves to and from Bur Dubai
- Bur Dubai to Business Bay or Downtown
- A short drive into a much stricter access regime. The destination sets the schedule.
- Bur Dubai to Deira
- Across the creek between two older districts. Both ends need surveying.
- Karama to Al Nahda or Al Qusais
- Common family move into newer, larger apartments.
- Within Bur Dubai
- Frequent and usually half a day, though stairs at both ends change that quickly.

Moving in Bur Dubai — common questions
Almost certainly because one asked about the lift and the other did not. In a district where an identical flat might be a walk-up or a modern tower, a phone quote is a guess. The cheaper number usually excludes the stair carry, which then appears on the day. Ask both what their quote assumes about access.
Yes, with an early start and often a smaller vehicle. Karama streets are dense and parking is enforced, so we plan the stopping point and the timing at survey rather than improvising. It is routine here, it just is not something to leave to the morning.
That is exactly what we check at survey — the stairwell width and, more importantly, the turn at each landing. Where a wardrobe or sofa will not make the turn assembled, we dismantle it. Establishing that beforehand is the difference between a planned job and an hour of improvisation.

We are based in Motor City, which puts Bur Dubai about 30 minutes away in normal traffic. Surveys can usually be arranged the same day, and short-notice moves are often possible outside the end-of-month rush.
Across Dubai in 2026, a studio move typically runs AED 800–1,200, a one-bedroom apartment AED 1,500–2,500, a three-bedroom villa AED 3,000–5,000, and a five-bedroom villa AED 6,000–10,000 or more. Full packing usually adds 30–50% on top. Those are market ranges, not our quote — the real number depends on volume, packing, lift access and the day of the month. Send us your rooms and we will give you one fixed written price.
Usually because they are quoting different jobs. A low number often excludes packing materials, furniture dismantling, or the second man needed for a walk-up. It may also assume a weekday outside month-end. Ask every company for a written scope, not just a price, and compare what is actually included. If a quote is given without anyone seeing your rooms or a video of them, treat it as a starting figure rather than a price.
For almost every apartment in Dubai, yes. Building or community management issues a move-in or move-out permit, and security can refuse to let a moving crew in without one — even if you own the unit outright. You normally need your tenancy contract or title deed, your Emirates ID, and the moving company's trade licence and insurance certificate. Apply five to seven days ahead; Downtown and Marina towers are the strictest. We prepare the company-side paperwork for you.
