What a home move in Dubai actually involves

Most people move home in Dubai because a tenancy contract is ending, which means the date is not really yours to choose. It also means you are moving at the same time as everyone else — the last few days of the month are the busiest in the city, and the buildings know it. Service lifts get booked out, security gets stricter, and a crew that turns up without the right paperwork gets sent away.

That is the part we take on. Before your move date we prepare the documents your building management asks for — the moving company’s trade licence and insurance certificate — and confirm the lift booking and time window. You still need to supply your own tenancy contract or title deed and Emirates ID, because those are personal documents, but the back-and-forth with building management is ours.

How we price a home move

We survey first. Fifteen minutes walking the property, or a video call if that is easier, tells us the volume, the access at both ends, and which items need special handling. Then you get one written price with the scope listed on it.

For context, home moves in Dubai in 2026 generally fall between AED 800–1,200 for a studio and AED 3,000–5,000 for a three-bedroom villa, with full packing adding roughly 30–50% on top. Those are city-wide market ranges rather than our quote — your number depends on what the survey finds. What we can promise is that the figure we give you is the figure you pay, because we have already seen the stairs, the lift and the parking.

The parts people forget until move day

Three things come up on almost every home move and almost never come up on the first phone call. Wall-mounted televisions and their brackets. Fitted or built-in wardrobes, which are not furniture you can dismantle and take. And curtain rails, which are usually the landlord’s and usually assumed to be yours. Mention all three at survey and none of them become an argument later.

The fourth is timing on a Friday. Most Dubai buildings will not allow moving between roughly 11:30 and 14:30 because of unified prayer timings, so a Friday move either starts early and pauses, or starts mid-afternoon. We plan around it rather than discovering it at the loading bay.

A studio or one-bed is typically half a day. A two or three-bedroom apartment with packing is a full day. Villas usually run across two days. The biggest variable is not the volume, it is the lift — a building with one small service lift shared with other residents can add hours to an otherwise ordinary move.

You can, and it does reduce the price. The honest trade-off is time and risk: most people underestimate the kitchen by a factor of two, and self-packed boxes are the ones that arrive damaged. A middle option works well — we pack the kitchen, glassware and wardrobes, you do books, clothes and non-fragiles.

Often yes, but it is the tightest version of a move and it depends on both buildings granting lift slots on the same day. Tell us early if the dates are fixed, because the permit lead time — five to seven days in most towers — is what usually breaks a same-day handover, not the moving itself.

Plants yes, though they travel last and we cannot guarantee how they cope with the heat in transit. Fridges should be emptied and switched off at least a few hours before, and ideally the night before, so they defrost and drain rather than leaking in the truck.
