The building runs the move, not the truck
Ask any Dubai mover what goes wrong on apartment jobs and none of them will say the furniture. It is the access. A tower gives you a service lift for a fixed window, usually four hours, shared with every other resident moving that week. Miss the window and you are waiting until the next one, which may be days away at month-end.
So we plan the move backwards from the lift slot. How many people do we need on site to clear a two-bedroom flat in four hours? Where does the truck park so the carry from bay to lift is short? Which items go first because they are awkward, and which go last because they are fragile? That plan is the difference between finishing inside the slot and negotiating with a security guard at 6pm.
Move permits in Dubai towers
Almost every apartment building in Dubai requires a move-in or move-out permit, and security has the authority to refuse entry without one — owning the unit makes no difference. The application usually needs your tenancy contract or title deed, your Emirates ID, and the moving company’s trade licence and insurance certificate. There is normally a non-refundable fee and a refundable deposit against damage to shared areas.
The company-side documents are ours to provide, and we send them as soon as you confirm a date. Most developers now run this through an app that pulls your tenancy data from UAE PASS. Apply five to seven days ahead. If your landlord has unpaid service charges the permit will be refused, and that is worth checking before you book anything.
What an apartment move costs in Dubai
Market rates in 2026 sit at roughly AED 800–1,200 for a studio, AED 1,500–2,500 for a one-bedroom and AED 2,500–4,000 for a larger flat, with professional packing adding around 30–50%. Those are Dubai-wide ranges to give you a sense of scale, not our price for your move.
What pushes a flat move above the range is nearly always access rather than contents: no lift slot available, a long carry from the loading bay, or a building that only permits moves outside normal hours. We look at all of that during the survey so the quote reflects the real job.

Building management or the community app handles it, and most developers now want a verified UAE PASS login so they can pull your Ejari automatically. Slots are usually four hours and go quickly at month-end. Apply five to seven days ahead — Downtown and Marina towers are the strictest and the slowest to confirm.
It happens more often than anyone would like. If the service lift fails we either wait for the building to release the passenger lift, or reschedule at no extra cost. What we do not do is carry a two-bedroom flat down thirty floors and invoice you for stairs — that is why stair carries are listed as an extra you agree to in advance, not a surprise.
Yes, subject to what your building permits. Many Dubai towers restrict moving to daytime hours on weekdays and some ban weekend moves entirely, so the answer depends on your building rather than on us. We check the rules for your specific tower when we prepare the permit.
Then the permit will not be issued, and no mover can get around that. It is a matter between the landlord and building management, and it needs resolving before a date is worth booking. Flag it to us early and we will hold the slot rather than let you lose it.
