Why villa moves are planned differently
The difference between a villa and an apartment is not just volume, though a five-bedroom villa can be five times the contents of a two-bedroom flat. It is that the volume is spread across floors, a garage, a store room and a garden, and that a lot of it is bulky rather than boxable.
Trying to compress that into one day produces a predictable failure: the crew starts at seven, is still loading at six, and the last items onto the truck — usually the fragile ones nobody wanted to pack early — are handled by people who have been working for eleven hours. So for four bedrooms and above we split it. One day to pack, one day to move. It costs a little more in crew time and it is the single biggest thing that stops villa moves going wrong.
Gated communities and access
Most Dubai villa communities — Arabian Ranches, Dubai Hills, The Springs, Jumeirah Park, Damac Hills — sit behind a gate with its own rules. Typically that means a contractor pass arranged in advance, restricted working hours, and sometimes a ban on weekend or public holiday moves. It is generally less bureaucratic than a Downtown tower permit, but it is not nothing, and turning up without a pass means sitting at the barrier.

The villa inventory
For a rented villa, especially a furnished one, the inventory is worth more attention than the packing. Landlord furniture stays. Anything fitted — built-in wardrobes, kitchen units, fixed shelving — stays. What you own leaves. The boundary is obvious walking around the house and completely unclear in a WhatsApp message three weeks later, which is why we record it at survey and put it on the quote.
The same document is what you would need if you ever had to make an insurance claim, so it is worth ten minutes of your time on survey day.

- 3-bedroom townhouse
- Usually one long day, occasionally two if packing is full-service. Stairs are the main time cost.
- 4-bedroom villa
- Two days is normal — pack one, move the next. Two trucks is common.
- 5-bedroom villa
- Two days minimum, larger crew, and an inventory worth doing properly for insurance.
- 6-bedroom and larger
- Planned individually. Often staged across three days with a dedicated coordinator on site.
- Furnished rental villas
- Where landlord furniture stays, the inventory matters more than the packing. We separate owned from fitted at survey.

A three-bedroom townhouse is usually one long day. Four and five-bedroom villas are almost always two: a packing day followed by a moving day. Anyone quoting a five-bedroom villa as a single-day job is either bringing a very large crew or planning to finish after dark, and it is worth asking which.
Dubai market ranges in 2026 run roughly AED 2,500–4,000 for a two-bedroom villa, AED 3,000–5,000 for three bedrooms, AED 4,500–7,000 for four, and AED 6,000–10,000 or more for five. Full packing adds around 30–50%. These are city-wide figures for context — your quote comes from the survey.
Yes, and it is worth flagging early because it changes the truck space. Patio sets, barbecues, garden storage, children's play equipment and large planters all add up. Mature plants in heavy pots are the item most often forgotten and the hardest to add on the day.
Usually a contractor gate pass rather than a full permit, and some communities restrict working hours or ban weekend moves. Emaar, Nakheel and DAMAC communities each run this differently. Give us the community name when you book and we will confirm what applies.
Disconnection, protection and reconnection where it is a straightforward plug-and-plumb job, yes. Anything needing a licensed technician — a hard-plumbed installation or a gas connection — we will tell you at survey so you can arrange it rather than discovering it on the day.
