Clustered towers, DMCC managed

Movers in JLT (Jumeirah Lake Towers)

JLT is around eighty towers arranged in lettered clusters around artificial lakes, and it is the one part of Dubai where telling us the cluster matters as much as the building name. Access differs cluster by cluster, parking is tight almost everywhere, and DMCC sits above individual building management with its own requirements.

Move permits in JLT

JLT moves need building management approval, and DMCC as the free zone authority may have additional requirements on top — particularly for office moves and anything treated as a fit-out. Residential permits follow the standard pattern: your tenancy contract or title deed and Emirates ID, plus our trade licence and insurance certificate. Because many JLT towers have a single service lift shared with commercial tenants, securing the slot is usually harder than securing the permit.

Clusters, not addresses

JLT is laid out as lettered clusters around a series of lakes, and the practical consequence is that “Lake Terrace, JLT” is not enough information to route a truck. The internal roads are narrow, largely one-way, and unforgiving of a wrong turn in a three-tonne vehicle.

Give us the cluster letter with the tower name and the approach is planned before the day. It is a small thing that removes a genuinely common source of delay.

The single-lift problem

Many JLT towers were built with one service lift, and in a mixed residential and commercial building that lift is in constant demand. Offices generally hold priority during weekday business hours, which is why residential slots here skew to evenings and weekends.

The workable approach is the same as in Business Bay: accept the window the building offers, then bring enough crew to finish inside it. Trying to negotiate an extension mid-move rarely works.

What we usually move in JLT

  • Studio to 3-bedroom apartments across clusters A to Y
  • A large volume of small offices in the same towers as residents
  • Older towers with smaller, slower service lifts than the Marina
  • Lake-facing units with restricted single-side vehicle access

Access and logistics

  • Give us the cluster letter as well as the tower name when booking
  • Parking is severely limited and traffic wardens are active
  • Several towers have only one service lift shared with offices
  • Internal cluster roads are narrow with limited turning space
  • Office tenants often hold lift priority on weekday mornings

Buildings and sub-communities we cover

  • Cluster A to F — closest to Sheikh Zayed Road
  • Cluster G to N — central lakes
  • Cluster O to T
  • Cluster U to Y — nearest the Marina side
  • Almas Tower
  • Lake Terrace and Lake Point

Moving in JLT — common questions

Because JLT towers repeat names and the clusters have genuinely different access. Internal roads, parking availability and loading points vary between them, and routing a truck to the wrong cluster in JLT can cost an hour of driving round narrow one-way roads. The cluster letter is the most useful single detail you can give us.

It means the slot is the scarce resource, not the day. Office tenants usually get weekday mornings, so residential moves tend to land in afternoons, evenings or weekends. We size the crew to finish inside whatever window you are given rather than assuming we can extend it.

Yes, procedurally. DMCC may require additional approvals for commercial moves, and anything involving partitions or fixtures can be treated as fit-out work with a separate permit. Tell us it is an office at the first call so we start the right process.

We are based in Motor City, which puts JLT about 18 minutes away in normal traffic. Surveys can usually be arranged the same day, and short-notice moves are often possible outside the end-of-month rush.

Across Dubai in 2026, a studio move typically runs AED 800–1,200, a one-bedroom apartment AED 1,500–2,500, a three-bedroom villa AED 3,000–5,000, and a five-bedroom villa AED 6,000–10,000 or more. Full packing usually adds 30–50% on top. Those are market ranges, not our quote — the real number depends on volume, packing, lift access and the day of the month. Send us your rooms and we will give you one fixed written price.

Usually because they are quoting different jobs. A low number often excludes packing materials, furniture dismantling, or the second man needed for a walk-up. It may also assume a weekday outside month-end. Ask every company for a written scope, not just a price, and compare what is actually included. If a quote is given without anyone seeing your rooms or a video of them, treat it as a starting figure rather than a price.

For almost every apartment in Dubai, yes. Building or community management issues a move-in or move-out permit, and security can refuse to let a moving crew in without one — even if you own the unit outright. You normally need your tenancy contract or title deed, your Emirates ID, and the moving company's trade licence and insurance certificate. Apply five to seven days ahead; Downtown and Marina towers are the strictest. We prepare the company-side paperwork for you.
