The loop road and the loading bay

Everything in Dubai Marina funnels through one circular road, and the buildings along the water were designed for people arriving on foot from the promenade rather than for a three-tonne truck. Several towers have no direct vehicle access to their entrance at all.

That makes the carry distance from the permitted stopping point to the lift a genuine cost driver, and it is why we walk the route at survey. A Marina flat that looks identical to one in JVC can take half a day longer purely because of where the truck can stop.

Height changes the maths

Marina has some of the tallest residential towers in the world. On the fortieth floor and above, a single lift round trip takes long enough that the number of trips per hour drops sharply, and the four-hour slot that comfortably clears a two-bedroom on floor eight will not clear the same flat on floor sixty.

So we size the crew by floor as well as by volume. It costs a little more in people and it is what keeps the move inside the slot the building gave you.
